Moving Safely As Property Market Re-Opens

Now that the housing market has re-opened, many people will be keen to move as soon as possible. Anyone who found themselves in limbo after the property market was placed on hold will have felt a great sense of relief at the market re-opening.

It is also likely some people will have found their personal circumstances have changed of late. Changes in a personal relationship or at work often require people to move home, so anyone in this position will appreciate having the chance to move if they need to.

It is important to stay safe and this means following guidelines

However, there are strict rules in place, which must be followed. The Government has said that the market might be paused again if they deem it necessary, so it is worth knowing the guidelines and then adhering to them.

Housing Secretary Robert Jenrick MP said: “Our clear plan will enable people to move home safely, covering each aspect of the sales and letting process from viewings to removals. Our step by step plan is based on the latest guidance to ensure the safety and protection of everyone involved. This critical industry can now safely move forward, and those waiting patiently to move can now do so.”

Is the housing market operating normally now?

Even though property deals can take place, people shouldn’t assume the housing market is back to normal. The market must adapt to the current situation, and this means buyers, vendors and agents must follow the new guidelines.

It is hoped online and digital communication will enable moves to process, but inevitably, there will be times people must meet in person. When this happens, social distancing is advised at all times.

Vendors are encouraged to:

·         Offer virtual viewings wherever possible

·         Ensure their property is cleaned to the highest possible standard

·         If physical viewings are taking place, vendors should vacate their premises for the duration of the viewing

Is it okay for removal companies to work right now?

An issue that has concerned many in and around the housing market is whether removal companies can work. A guide produced by a range of industry bodies, including the British Association of Removers (BAR) states; “Packing by the remover is currently limited to china, glass and breakable items.”

Therefore, people moving home should pack the majority of their belongings themselves. These movers should also ensure all their surfaces have been wiped down before professionals enter the property.

Tips to consider for the moving process include:

·         Bear in mind only then housing market in England has re-opened, markets in Scotland, Wales or Northern Ireland haven’t been re-opened as of yet

·         Open house viewings are not currently permitted

·         People who have shown symptoms of the coronavirus, or who share a home with someone who has, should delay their move and undertake a period of self-isolation

·         Surveyors are subject to the same guidelines

·         There is no limit on the distance people can move, as long as public health guidance is followed
